Do you handle closings outside of Dunedin?
Of course! We can handle closings for any property in Florida. Selling a Florida property, but not able to attend the closing in-person? No problem! Just let a member of our team know so we can make the proper arrangements.

What is title insurance?
Title insurance provides coverage for future claims or future losses due to title defects which are created by some past event (i.e., event prior to the acquisition of the property.) What is a title search?
A title search is a detailed examination of the public records concerning a property. These records include deeds, court records, property and name indexes, and many other public documents. The purpose of the search is to verify the seller’s right to transfer ownership, and to discover any claims, defects, rights, or burdens on the property.

What kinds of problems can a title search reveal?
A title search can show a number of title defects and liens, as well as other encumbrances and restrictions. Among these are unpaid taxes, unsatisfied mortgages, judgments against the seller, and restrictions limiting the use of the land.
